Should You Remodel… or Buy a New Home? Here’s How to Calculate It, instead of the rock, paper, scissor game!
One of the biggest questions homeowners face is whether it’s smarter to remodel the house you already have or move into a new one. The answer usually comes down to the numbers. Here’s a simple way to evaluate both options before making a big decision.
1. Start with Your Home’s Current Value
Look up the approximate market value of your home using a real estate site or by asking a local realtor. This gives you a baseline for what your property is currently worth.
2. Estimate the Remodel Cost
Get quotes for the upgrades you want (kitchen, bathroom, additions, HVAC, roofing, etc.). Add up the total remodeling investment.
3. Check the After-Remodel Value (ARV)
Research what homes in your area sell for that already have the upgrades you’re planning. This helps estimate what your home could be worth after the remodel is finished.
5. Do the Simple Comparison
If: Current Home Value + Remodel Cost ≤ Value of Similar Upgraded Homes
Remodeling is often the smarter financial move.
But if: Remodel Cost pushes your home’s value far above neighborhood prices, you may be over-improving, and buying another home could make more sense.
4. Consider the Hidden Costs of Moving
Buying a new home usually includes:
• Realtor commissions
• Closing costs
• Moving expenses
• Higher property taxes or mortgage rates
Sometimes remodeling can save tens of thousands of dollars compared to buying another house.
If you love your location, schools, neighbors, or land, remodeling often creates the best long-term value.
At 2-H Construction, we help homeowners evaluate projects honestly so you know whether upgrading your home makes sense financially.
